Philosophy

Elite Property Management & Realty seeks to manage residential and commercial properties in the central Indiana region. Our goal is to relieve the owner from the stress of management and maintenance, but allowing the owner to stay as much involved in the process, as he or she would like. Our variety of services allows the owner to easily make decisions regarding his or her degree of involvement and clearly defines the scope of responsibility between the owner and management company. Our main goals are:

Understanding Owners

What are their expectations? What are their goals? What suggestions do you have on the property?

Know The Property

Consider age, number of units, apartment make-up, amenities, past performance, future potential. What utilities do the resident pay? Which ones to the owner’s Pay?

Identify The Residents

Who is likely to take residency here? What are their ages and socio-economic backgrounds? What are their expectations? How can we best serve their needs? Do you know the Property’s demographics?

Be Apart of the Community

How can we become an integral part of that community? How can we make contacts that will lead to referrals to our property, and find vendors who will give us the best services for the best price? Do you want to participate with assisted living, HUD, Section 8, or other programs local and federal government may provide?

Marketing & Leasing Functions

Perform Market surveys to determine rental rates and current specials

Conduct a Leasing / Marketing meeting on a weekly basis

Arrange for all advertisement of the units, plan special promotions, help staff hone their leasing skills and determine market value of the units.

Take all leasing calls and present units to prospective residents

5

Screen Prospective residents using up to date screening services

6

Pursue Lease renewals starting 90 days prior to lease end and / or student rentals 60 day after move in

Post information and pictures of the property on social media and other outlets

RESIDENT MOVE-IN FUNCTIONS

1

Meet with new resident to go over information and sign the lease

2

Collect deposit, first month’s rent, and transfer keys

3

Provide resident with a move-in checklist to complete and to be placed in resident’s file

4

Deliver resident with all information regarding rental payment, house rules/regulations, utility transfers

5

Grant and monitor parking and parking passes in specific locations

COLLECTIONS FUNCTIONS

1

Collect rents and other fees from all residents

2

Input rents into computer system, make bank deposits

3

On the sixth of each month (or agreed upon date) distribute late notices to delinquent residents

4

Answer all resident calls regarding late rental payments and arrangements

5

Prepare and submit all court paperwork for any necessary eviction cases

6

Schedule lawyer to attend court in owner’s behalf when necessary

7

Track payment arrangements with evicted residents or work with collections agency in the owner’s behalf

8

Turn debt into lawyer for garnishment agencies for severe cases

ON-GOING RESIDENT FUNCTIONS

1

Take all calls from current and future residents

2

Take all maintenance requests from residents and handle as appropriate

3

Handle disputes between neighboring residents and roommates

4

Control situations dealing with early lease break

5

Provide lock-out services for residents, and charge accordingly

6

Handle behavioral problems that disturb other residents
