In 2012 I decided to go out on a limb and start my own Home Renovation company. I had had a successful and lucrative career so far in new home sales and traditional Real Estate but I kept coming across opportunities with newly found homes that I knew had huge income potential as ‘flip’ houses.
Each one of these I would pass up and later see renovated and sold just as I had expected. What had always stopped me from trying to flip a home previously was that I had concerns like, “How do I setup my own company?” “How do I get credit or money for the company to make it work?” “ How will I be taxed?” “Who do I get to do the work?” Needless to say I had a lot of questions that didn’t always come up in my day to day TRADITIONAL REAL ESTATE life. I knew how to recognize a good deal but I also wanted to be able to walk into these homes, ball park price renovations, know how I can achieve the funding to buy them, get the work done, property listed and sold in an adequate time whereas I could make decent profits. Well, I can now say with confidence I can do all of this. Not only have I done it but have done it over and over again and continue to do it today.
There are always deals coming up and people looking to loan money on those deals if it makes sense. Throughout the past 10 years or so, I have had the privelage of making relationships with these people not only in the state but also throughout the country. This has led to building an extensive network of folks who, for the better sake of it all, “just like to help each other out when they can.” In early 2012 I got connected with Dave and Pete who do the ‘A&E’ TV Show ‘Flipping Boston’ and wound up travelling with them to Utah, Boston, and Las Vegas. When I did this, I was able to not only network with hundreds of like minded investors and people but also sit through lectures and training classes taught by the pros. Many of these people I still have relationships with today and talk to on a regular basis. I’ve made solid connections and learned not only how to flip and how to fund deals but I’ve also learned how to self direct my own money in IRAs into investments that I know could yield more money than the stock market at that time. I’ve doubled my self-directed IRA in 2 years doing this and expect nothing less than for this to continue.
Flipping homes is not only a great way to make money and have fun in Real Estate but owning Rental Properties is also a key component of a successful Real Estate portfolio. Today, in 2018, I now own 6 units and am looking to increase my rental fleet in the upcoming years. This niche is not a specialty every agent possesses I’ve noticed throughout the years but I feel I have the ability and continue help clients on a daily basis.
